Tenant Payments
Understanding what you need to pay when renting a property with us.
Holding Deposit
Calculated at one week's rental, payable upon requesting the tenancy. This amount will be credited towards your final move in costs.
Non-refundable if you decide not to proceed or fail references.
Rent & Deposit
First month's rent and deposit payable on or before move-in day. Payment by bank transfer only.
The deposit will be held by a registered deposit scheme.
Additional Fees
£50 inc VAT for late payment of rent (after 7 days). £50 inc VAT for tenancy agreement changes. £40 inc VAT for lost keys plus replacement cost.
Company Let Fee
£500 + VAT or the equivalent of one week's rental plus VAT, whichever is greater.

Tenants' Liability to Landlord Insurance
Whilst it is not a mandatory requirement on tenancies that you protect your landlord's fixtures and fittings against accidental damage/loss (minimum £2000) we STRONGLY RECOMMEND you put cover in place in order to PROTECT YOUR DEPOSIT.
Strongly recommended to protect your deposit.
Check In
You will be required to sign an inventory at our offices on the day you move in. You must CHECK this document and return it to us within seven days with any amendments. Failure to do so will mean the original signed inventory will be used at the termination of your tenancy.
Return any amendments within 7 days.
Photo ID
A colour copy of your passport is required for each applicant as part of your application. If you do not hold a UK/European Passport you must provide a copy of your Visa/Work Permit.
Client Money Protection
Your money is protected through Safe Agent client money protection scheme.

Use these contacts only in genuine emergencies when you cannot reach our office. An emergency is classed as a flood/burst pipes, fire or the smell of gas.
Safety First
Test smoke & CO2 alarms monthly. Plan an emergency exit route.
